Barbados is
considered the most developed island of the Caribbean Basin. And though last
year growth of economy was a little slowed down to 1,7%, generally because of
reduction of number of tourists and cooling in construction and production
spheres, real estate prices and don't think to fall, and demand for island
country houses and apartments is also high.
It is
confirmed also by statistics. According to the Cluttons Barbados company, in
recent years, including "crisis" the 2008th, the real estate on
Barbados rose in price for 10-15% a year, and the prices of elite housing grew
more than for 15% a year. And, according to experts, 2009 doesn't become an
exception.
What
attracts buyers of real estate on Barbados? Some factors, namely: social and
political stability, magnificent beaches and soft climate, low crime rate, and
the main thing, lack of restrictions on housing purchase for foreigners and
cancellation 10% taxes on transactions with real estate with participation of
nonresidents.
In
addition, in recent years on the island some serious sporting events were held.
For example, in 2006 on Barbados passed the annual golf World Cup, and in 2007
the world cricket championship there was held. Also on the island competitions
on golf of Barbados Open which attract additional number of tourists and
potential buyers of housing to the country every year are held. By the way, for
Russians there is one more considerable plus: for the citizens of the Russian
Federation leaving to Barbados for the term of less than 28 days, the visa
isn't required.
As for
possibility of receiving a mortgage loan, it for foreigners, naturally, exists.
About 10 mortgage agencies a half from which render services by the visitor
work at Barbados. The sum of the credit which the foreigner on purchase of
Barbados real estate can take, – about 50-70% from its price. The maximum term
of the credit – 15 years. The average interest rate for a mortgage in 2008 made
8,25%.
To the
western measures the rate is high, especially if to compare, for example, to
the American rate which now was established at the level of 4,7-5%, but it is
necessary to pay for stability of economy and excellent weather. By the way, to
receive a mortgage on the island, it is necessary to confirm the income, and
the main thing, to get approval of the Central Bank of Barbados.
Now
actually about the question price. On Barbados the main real estate is
distributed by three parts of the island – western, east and southern. That
that is located on the western coast, the most expensive. In the same place
there is also an island capital – Bridgetown. Therefore no wonder that in
recent years this part of Barbados was chosen by numerous world celebrities
which pushed the prices up. On the average the cost of the "western"
house fluctuates from $2 million to $10 million. But it is possible to find
cheaper, especially apartments. For example, the The Royal Westmoreland golf
club constructed in the mid-nineties offers apartments with one bedroom at the
price from $515 thousand, with two bedrooms – from $1,15 million, with three – from
$1,66 million. In Saint James district located on the bank of a country house
are on sale at the price from $1 million.
If the
western coast of Barbados is too expensive, it is possible to go to the south
islands. There not so expensively and there aren't a lot of people. But there
is the minus – many objects under construction. The prices fluctuate ranging
from $350 thousand to $2 million. For example, in two recently constructed
Sapphire Beach Condominiums and White Sands Villas complexes of the apartment
with one sleeping room are on sale at the price in $700 thousand. In Palm Beach
Condominiums the cost of condominiums of 200 sq.m makes about $950 thousand.
But if
there is a wish even cheaper, then welcome to east coast of Barbados.
Unfortunately, because of that that washes it the Atlantic Ocean, locals don't
recommend to bathe on beaches of east coast. It is better to behold simply
amazing landscapes on beauty. But here it is possible to find really available
real estate at the price. And to bathe to go to the south or to the west. The
benefit of distance allow: the area of Barbados makes only 430 sq.km. For
comparison: the area of Moscow is 1081 sq.km, that is is more than two times
more.
Speaking
about the real estate market, it is necessary to mention and about rent
especially as during a high season on Barbados – and it lasts from April to
November – foreigners remove everything on the island: apartments, country
houses, townhouses, a bungalow on a beach. And do it very beforehand. As well
as in a case with real estate sale, the highest rates of rent on the western
coast. The apartment from three bedrooms on the average costs $3000 a month. In
the South and the East of the price is lower. The most favorable – to rent
housing without furniture. Then apartments with three bedrooms (the truth,
actually in bedrooms won't be beds) will offer local agencies at the price in
$750 a month. But if after all there is a wish for comfort, and the folding bed
isn't located in baggage, it is necessary to take already furnished apartment.
In this case similar, but completely arranged apartments will be more expensive
