Real estate in BelizeFor the last five years the real estate of this Central American country considerably grew in price. Apparently, popularity of the territory only will increase in the near future: here Canadians and Europeans invest, soon direct flights from Europe will be entered. The Americans, not wishing to come to an old age in the USA, pay the attention to Belize. Before investors opportunity to seize the moment while the prices in the country didn't jump up up can open.

"Growth everywhere makes about 20% a years. Beaches and platforms for rest grow in the price at least for 25% a year", - Patrick Doyle, the specialist in sales and Caribbean Property Consultants (CPC) real estate agency marketing speaks. 

One Belize dollar is equivalent $0,51, and many Americans pay attention to the country, as to a favorable place for life at advanced age. Exchange rates attract the Canadian and European tourists and pensioners even more.   "More and more inhabitants of Canada and the European countries invest in our remarkable regions", - declares in Ricardo Kardenas's on-line interview, the vice-president of the Latin American branch of the RE/MAX company.Web CPC's website on which 80% of business of the company are based, received, according to Patrick Doyle, 8 thousand hits in a month only from Canadians.   Next year plan to adjust through air service to Europe. Mister Doyle notices: "When Europeans will be able to fly for $700-800 there and back, they will want to look and buy objects". From several cities of the USA, such as Atlanta, Sharlott (State of North Carolina), Dallas, Houston, Miami and Newark (State of New Jersey), already fly direct flights to Belize.   Foreign buyers of real estate have here same rights, as at citizens of Belize: restrictions for foreigners any aren't present. All system is based on the British laws on real estate. However if to trust mister Doyle, in Belize there is no value added tax and inheritance.   

 All monetary operations and documents are conducted in official language - English that facilitates process for Americans and other English-speaking investors. It is and still recommended to find the qualified agent or the lawyer if you are going to sign contracts and to pay money in others country. Possible problems   The most important at investment in real estate of Belize - cooperation with the checked agent and/or the lawyer. Investors need to investigate who is potential intermediaries in the market: in Belize on their activity there are no licenses.  

 "Everything that is necessary for the intermediary in the real estate market - enough of money for the printing of cards. Real estate sale - a popular occupation among visitors, someone does it even without the work permit. Sometimes the real estate is sold "from hands" to tourists by employees of hotels, sellers of underwater equipment and taxi drivers", - is spoken in Belize First Magazine.   Investors shouldn't agree on real estate acquisition in Belize without preliminary survey of object at all.  Though as a whole Belize - quite predictable country for business, nevertheless exists risk to run into unfair or unskilled agents.  Ricardo Kardenas and its partners claim that investors can be quiet at implementation of monetary operations in Belize until with whom they cooperate, are credible and hold strong position in the market".   In issue of the International Living magazine for December, 2007 there was a heading: "Belize: outstrip Europeans".

 It can really serve as a piece of good advice. The real estate in Belize can make profit, especially after introduction next year of through service to Europe. The investors, trying to beat out to itself a place in the market in anticipation of a rise in prices for real estate, can concentrate the look on Belize.   "10 years ago Costa Rica was the leader in Central America on real estate sales to foreigners; buyers strongly won then, cost increased, - mister tells Cardenas. - If you missed such opportunity, it isn't necessary to miss chance with Belize. Now foreigners can buy here real estate counting upon positive tendencies in the market of investments into this sector of economy".
